Only four properties across the Shannonside Northern Sound region are available to rent long-term as commercial accommodation, despite 23 being advertised on Airbnb.
Cavan Town and Longford Town are the only areas in the region exempt from new laws that will curb short-term lets.
This means that property owners in towns with a population of between 10,000 and 20,000 will no longer be required to get planning permission to provide commercial accommodation.
The new regulations aim to bring houses back into residential use, but an analysis of rental website Daft.ie shows there is more than four times less accommodation available long-term in these towns than there is on Airbnb.
Nationally, only 133 are available to rent, while the holiday rental company is advertising just under 600.
