There are plans for a 24-hour gym and 55 housing and letting units in Carrick-on-Shannon.
The proposals have just been lodged with Leitrim County Council.
This planning application has been lodged with the council by AEA Investment Holdings Padraig Carroll.
It relates to a property on the Dublin Road in Attifinlay, which is the Longford side of Carrick.
A 24-gym would be developed on the ground floor, with changing, shower and locker rooms, and gym equipment and storage facilities.
Accommodation would be developed overhead, on the first and second floors.
This includes 26 one and two-bed apartments, for residential use, and 29 one-bedroom suites, for letting.
The council is due to decide whether to give the plans the green light in June.
