Planning refusal for new housing development in Co. Roscommon overturned

TH Contractors had sought to build 20 homes at Carrownageelaun in Tulsk but were refused permission by Roscommon County planners.

Planning refusal for a new housing development in Roscommon has been overturned by the higher planning authority. TH Contractors had sought to build 20 homes at Carrownageelaun in Tulsk but were refused permission by Roscommon County planners. The homes consisted of 8 two bed bungalows, 4 three bedroom single storey homes, 6 three bed two storey houses and 2 four bed units. The applicants stated the entrance to the new development would be through the adjoining Meadowbrook Estate, which led to a number of submissions from local residents. They highlighted concerns over traffic levels and pedestrian safety in the Estate along with issues with a lack of services in the village.

Planners refused the application under three areas. One of these was Roscommon County Council's dissatisfaction over evidence to demonstrate if there is an adequate supply of potable water available for the development. Following an appeal to An Bord Pleanála, the applicants were awarded permission with new conditions attached. Senior planners stated that the proposed development would not seriously injure the residential or visual amenities of the area or of property in the vicinity and would provide an acceptable standard of amenity for future residents. The plans can now go ahead with 20 conditions attached.
